Armenia’s residential property prices rose in the third quarter of 2025, the Central Bank of Armenia (CBA) said on Monday, releasing a new housing price index aimed at improving transparency in the real estate market.
The newly introduced Residential Property Price Index showed prices were up 5.5% year on year in the third quarter and 1.9% compared with the previous quarter.
Apartment prices increased by 2.0% over the period, while prices of residential houses jumped by 18.6%, the CBA said.
The index is calculated on a quarterly basis using market transaction data registered by Armenia’s Cadaster Committee. The methodology adjusts for differences in property quality, allowing for a more accurate measurement of average price changes.
A total of 7,113 residential property transactions were recorded in Armenia in the third quarter, with a combined value of about 215.1 billion drams, according to the CBA data.
The Central Bank said the index would be published 45 days after the end of each reporting quarter and would serve as an analytical tool to support monetary and macroprudential policymaking. It is also intended for use by analysts, appraisers and the general public to assess trends in the housing market.
